Whether you are looking to bring the grandparents closer or provide a soft landing for your adult children, 2026 is shaping up to be the "sweet spot" for building a multigenerational home in Calgary.


Between federal grants, local rebates, and shifting zoning laws, the financial support available can total as much as $105,750 if you play your cards right.


However, the clock is ticking. If you want to take advantage of these incentives, you need to navigate a few fast-approaching deadlines.


1. The Calgary Cash Grab: Up to $58,000+ in Local Support

Calgary is currently offering some of the most aggressive incentives in the country, thanks to the federal Housing Accelerator Fund.


  • Secondary Suite Incentive Program (SSIP): If you are building a suite inside your main home (like a basement or main-floor unit), you could receive a rebate of up to $10,000.

    • Accessibility Bonus: Get an extra $5,000 if the suite includes features for family members with mobility issues.

    • Energy Bonus: Add another $1,250 for energy-efficiency upgrades.


  • Backyard Suite Incentive Program: For those looking to build a detached garden suite or laneway house, the city launched a program in March 2026 offering up to $35,000.

    • This covers up to $15,000 for construction and $20,000 for utility connections.

    • Mobility Bonus: An additional $7,500 is available if the suite is designed for accessibility.

Note: These funds are first-come, first-served and are projected to hit capacity by September 2026.

2. Federal and Provincial Perks

Beyond the city incentives, there are broader programs designed to make home life more affordable for seniors and those with disabilities.


  • Multigenerational Home Renovation Tax Credit (MHRTC): This federal credit offers a 14% refundable tax credit on up to $50,000 of construction costs (a max value of $7,000). To qualify, the suite must be a self-contained unit for a senior (65+) or an adult relative with a disability.


  • Seniors Home Adaptation and Repair Program (SHARP): In Alberta, seniors can access a low-interest home equity loan of up to $40,000. This is intended for safety and accessibility renovations (like ramps or walk-in tubs). The best part? You don’t have to make monthly payments; the loan is typically repaid only when the house is sold.


3. The "Line in the Sand": August 4th Zoning Repeal

If you are planning to buy a home specifically to renovate it into a multigenerational property, pay close attention: August 4, 2026, is a critical deadline.


On April 8, 2026, Calgary City Council voted to repeal "blanket rezoning". Currently, almost all residential lots allow for secondary or backyard suites. After August 4th, many of these properties will revert to "single-family only" (R-C1) zoning.


The Strategy: To be "grandfathered in" under the current flexible rules, you must submit your Development Permit before August 4, 2026.


4. Creative Financing Tools

Even if you live outside Calgary in communities like Cochrane or Airdrie where direct cash grants are rarer, you still have powerful financial tools at your disposal:


  • 90% Mortgage Refinance: Under the Federal 90% Mortgage Refinance Program, you can refinance up to 90% of your home’s "as-improved" value. This extra 10% of equity (previously capped at 80%) can often cover the entire cost of a high-end suite renovation.

  • Income Boosting: Some lenders now allow you to use up to 20% of your parents' income to help qualify for a higher mortgage, even if they aren't on the title or mortgage.

  • Purchase Plus Improvement (PPI): If you're buying a fixer-upper, a PPI mortgage allows you to roll the cost of renovations directly into your initial mortgage.
